Hall Lettings can arrange for you to take occupancy of your property within as little as a day. Subject to all referencing and the availability of the property. Our application fees are very low in comparison with other agencies offering you good value for money and impeccable service in return.

Viewings to suit

We will be happy to show properties at your convenience, with opening times mon to sat, from 8am to 6pm (Sun 10am – 4pm) make us very flexible for your needs.

Tenants Responsibilities

Whilst renting a property you will be responsible for gas, water, electricity, council tax, T.V. licence and telephone. There are other aspect of the rental you are liable for as a tenant.

Organising Everything

Hall Lettings will make everything as easy as possible and where instructed we can arrange references, inventories, tenancy agreements and ensuring the transfer of utilities details, on your behalf.

Supervising Payments

All rent, deposit & application fee payments are made direct to us. Any security deposits will be taken by Hall Lettings, it will then transferred to The Deposit Protection Scheme which was set up by the government to protect tenants and landlords alike. Your deposit will be returned to you at the end of the tenancy subject to all of the terms and condition of the tenancy agreement.

Ensuring Safety

We will make sure safety requirements are complied with in relation to gas and electrical requirements

Arranging Occupancy Time

This can be done in as little as a DAY, subject to referencing, relevant checks and availability.

Fees

Tenant Application Fee £100.00 (no VAT) per application

Tenant Reference Fee £0.00/Applicant

Extension Fee £30.00 – This is the cost of preparing a new Tenancy Agreement and negotiating with your landlord for a further fixed term tenancy. Extending your tenancy, if agreed by your landlord, gives an assurance of staying in the property for a further fixed period, and avoids the uncertainty of a landlord serving notice at any given time.

Check Out Fee – Some landlords ask Hall Lettings to employ external inventory companies to produce an inventory for their property before the let. Where this applies, you will be liable for a check out fee when the inventory company carries out their inspection at the end of the tenancy. If applicable, the check out report forms an important part of how the return of your security deposit is arranged. Please feel free to ask our staff if this would apply to you
