If you wish to manage the property and supervise the tenancy yourself, this is the ideal service for you, and you can leave us to advertise the property, find tenants, set up a rental agreement and carry out all necessary administration duties. Property Management

If you wish, you can leave the whole supervision of the letting and management process to us. This is particularly useful if you are moving away from the area, living abroad, or simply don’t want the bother of running the tenancy. Under our Property Management, we will carry out all those duties covered by our letting service, and in addition, we will check-in the tenants, collect rent, ensure the property is looked after and offer rental protection. Unlike some other agencies, Hall Lettings choose to offer the best service, and we only ask 8% full management fee, which we feel is unbeatable!

Tenant

We will find a suitable tenant for the property and take up reference and credit checks.

Rental Agreement

We will prepare a legal agreement under current legislation to suit your particular circumstances. In general this will be for a period of no less than six months and then renewed thereafter.

Rates and Service

The payment of water rates, council tax, electricity and telephone bills are generally the responsibility of the tenant.

Repairs

You as a landlord are responsible for all of the repairs of the property with exception of window glass or other breakages caused by the tenants. Small repairs can be carried out by our contractors, or ones nominated by you, quotes will be given to you and if you agree, charges will be deducted from your account.

Tax

Our management fees are 100% tax deductible on your tax year ends

Some landlords ask Hall Lettings to employ external inventory companies to produce an inventory for their property before the let. The inventory company carries out their inspection at the beginning and at the end of the tenancy.
